Ocean County is beginning 2026 with steady pricing and sustained
overall volume. Total sales volume increased 1% year-over-year to
$323 million — a strong sign of ongoing buyer activity. Active
inventory increased 13%, offering buyers more options while
maintaining overall market balance.

Pricing Holds Firm in Ocean County

The overall average sale price remained stable at $569,836, and
homes are selling at approximately 99% of asking price —
demonstrating continued pricing strength. Median sale pricing
trends remain stable compared to last year, reinforcing long-term

Single-Family Homes: Average sale price increased 3% to $766,647.
Condominiums: Sales increased 33% year-over-year, with pricing
holding steady at $456,758. Adult Communities: Sales volume rose
